Red Tail Crossing Opens with 102 Affordable, Supportive Homes and a Historic End to Redlining‑Era Restrictions

The grand opening of Red Tail Crossing not only celebrates the addition of 102 affordable homes for low-income individuals and families, it's the first development built under legislation that removed the vestiges of redlining by preventing discriminatory covenant density restrictions that had been in place for 80 years. With the help of the developer, Community Corporation of Santa Monica, California's Assembly Bill 721 makes way for more multifamily and affordable housing developments near LAX.

All units at Red Tail Crossing are deeply affordable for households earning between 15% and 60% of the area median income (AMI). Forty units are reserved for formerly homeless individuals needing permanent supportive housing services, and 27 are fully accessible of residents with mobility and hearing/vision disabilities. The affordable housing development also offers play areas for children and teens, a community room, wellness studio, and outdoor courtyards, all of which help build a safe, supportive community that empowers every resident to reach their full potential.
