NEF's fifth 2026 AHF Readers' Choice Award Finalist is Eagle Villas, which is nominated in the Preservation category.
Eagle Villas is a garden-style affordable housing community in Eagle, Colorado, developed by Ulysses Development Group. Originally built in two phases in 1994 and 1996, the property includes 120 family units across six two- and three-story buildings. It offers two-, three- and four-bedroom homes for households earning 45%, 50%, 60% and 80% of the area median income (AMI) or less. Recent renovations enhanced sustainability while preserving affordability, and the community remains fully occupied with a waiting list.
Representing more than half of Eagle’s affordable housing inventory, Eagle Villas plays a vital role in preserving housing access in a high-cost mountain community. With modernized units and long-term affordability, the development will continue to support low-income families and help residents remain in the Eagle Valley for years to come.
